Entry:
The home is equipped with a keypad on the front door. The code generated for you will be unique for your stay and no one else will be given this code. Please do not share your code with others and if you would like to register more than one code, please let us know! We’d love to get your help and ask if you’d please remove your shoes when entering the home and not allow water to soak on the floor.

Garage:
There is a 2-car garage attached to the home. It is clean and available for use during your stay. Please also note that if you do store items in the garage, it is not temperature regulated and cannot be guaranteed to be water tight. We cannot be held responsible for any damages to items stored inside of the garage.
It is important to note that in the winter months the driveway can get slick and we recommend that you do any loading/unloading in the garage space to prevent slipping. We want everybody to have a safe and enjoyable time while staying in Eagle Mountain!

You’ll have access to the entire home! The only thing we wish to mention is that we do have 1 locked closet that is for our owner supplies. This makes it easier for us to restock in between guests!
We are a small family operation. We typically have someone available as needed but do have “closed” operating hours where someone may not respond until the next day. Those hours are from 10 PM – 9 AM MST! Please note that hours are subject to change without notice. We prefer to keep communications on the Airbnb messages as often as possible and ask that you please do the same.
In the event of any emergencies, please reach out via phone. If you are calling during our “closed” hours you will need to call 2-3 times in order to get past the do not disturb settings on our phones.
We really do want you to feel like you are being taken care of so should you need anything or have questions, please reach out to us!
⏺DAMAGE PROTECTION & GUEST VERIFICATION:
To ensure compliance with short-term rental regulations and to provide added protection for both our guests and our property, we partner with SuperHog/Truvi, a trusted third-party provider for guest verification and damage protection.
Before your arrival, Truvi will contact you via email and/or text with instructions to complete a quick and simple verification process. As part of this service, a non-refundable waiver fee of $50 will be applied, which provides coverage for up to $500 in accidental damages to the property during your stay. Please note that this coverage does not include intentional damages or neglect.
Completion of the verification process is necessary to finalize your reservation and ensure a smooth check-in experience. Failure to complete the process or meet the screening requirements may result in the cancellation of your reservation.
We appreciate your understanding and prompt attention to this process, which helps us maintain a safe and enjoyable environment for all our guests.
⏺PARKING:
There is a 2-car garage attached to the home. It is clean and available for use during your stay. Please note that if you do store items in the garage, it is not temperature regulated and cannot be guaranteed to be water tight. We cannot be held responsible for any damages to items stored inside of the garage. There is ample space for additional parking in the driveway.
⏺SNOW:
Utah is known for its occasional heavy snowfall! We want to provide you with important information regarding snow removal during your stay:
Please be aware that we cannot guarantee that the driveway will be cleared before your arrival. However, we will do our best to send someone to shovel and clear the driveway, as well as lay some initial snow melt, prior to your check-in. Please note that this service is subject to availability and is not guaranteed.
While the property owner may provide some initial snow melt and a shovel for your convenience, it will be the responsibility of the guests to do any additional shoveling or laying of snow melt during their stay. We recommend using the provided tools to keep the driveway and walkways clear for safe and convenient access.
We understand the importance of maintaining a safe environment during snowy conditions. We encourage guests to exercise caution and wear appropriate footwear when navigating outdoor areas. If you have any concerns or need assistance with snow removal, please don’t hesitate to contact us, and we will be happy to provide guidance and support.

⏺AIR CONDITIONING:
Utah summers are HOT! With this in mind, some of the bedrooms have ceiling fans and we highly recommend you have them running during peak heat to ensure maximum airflow. It will help the AC run more efficiently!
If you are unfamiliar with central air there are a few things we would like to share to help make your stay as comfortable as possible!
Air Conditioning units work most efficiently when temperatures are reduced gradually. Allow the unit to cool the home in 2 degree increments and take a break for at least 30 mins before proceeding to the next temperature drop. Once you reach your desired temperature, you can leave it on “hold” and it will comfortably maintain the home. For example, if the home is 78 and I wish to reduce it to 72 then I would set the temperature to 76 then from 76 to 74 and 74 to 72 (taking 30 min breaks after each temperature threshold is met). Taking these types of breaks between cooling cycles to get to the desired temperature you want will help ensure the system doesn’t overwork itself and create a frozen coil! Once I am at 72 you can leave it at the desired temperature and the system will kick on automatically as needed.
In the event that a frozen coil occurs, you will have the AC turned on and the cool air won’t circulate!!!
In order to resolve this you will need to turn the temperature setting up (80-85 or so) so the outside AC condenser shuts off and run the unit in the “fan” only mode for a FEW HOURS (often 8-12 hours) in order to defrost the coils entirely. When you turn the unit back on, be sure to follow the 2 degree cooling cycle that is outlined above or the coil will freeze and you will find yourself in a hot home all summer long!
Please note: that there is no “temperature” lock on the thermostat. However, it is not recommended to have the temperature set to more than 20 degrees cooler than the outside temperature. For example, if the outside temperature is 95 degrees, we advise not to set the home below 75 degrees.
Failure to follow these instructions will cause frozen coils that we described above and result in any maintenance calls or repairs to become your financial responsibility.
⏺EXTENDED STAY:
We truly appreciate extended stays of 30 days or longer. If you choose to stay with us for an extended period, it would be our pleasure to accommodate you and offer special discounts tailored for those bookings.
Upon your arrival, we make sure the home is fully stocked with all the essential items to get you started. When you first arrive, if there is something missing or needs to be refilled, kindly inform us, and we will promptly address it.
It’s important to note that once these initial supplies have been depleted, we will not automatically refill consumable items such as toilet paper, hand/dish soap, laundry detergent, snow melt, and similar items. We kindly request that you plan accordingly and make necessary arrangements for the duration of your stay.
We also want to inform you about a few additional details regarding extended stays:
1.Minimum Monthly Clean: To ensure the cleanliness and comfort of the property, we require a minimum monthly cleaning service to be performed. The cost of the cleaning service will be at the guest’s expense. Please note in the event you have a pet, the minimum monthly clean may be changed at our discretion to a more frequent schedule such as bi-weekly. Please feel free to ask about the pricing and services offered for this home!
2.Utility Expenses: While your extended stay covers the cost of electricity, gas, water, and internet, please be aware that there is a combined cap of $350.00 per month for these expenses. On average, utilities total around $300.00 per month. If the total utility costs exceed the monthly cap, the additional amount will be the guest’s responsibility.
We strive to provide transparency and open communication regarding these important details. If you have any questions or require further clarification about the minimum monthly clean or utility expenses, please don’t hesitate to reach out to us. In addition to our extended stay policy, some of our properties may require an additional lease agreement or screening process to be completed when staying for more than 30+ days. This may be due to HOA regulations, property management compliance, or owner requirement. Please reach out with any questions or concerns regarding this.

⏺PET POLICY:
We understand that pets are part of the family, and we are delighted to welcome 1 pet to our space. If you would like to bring more than the allowed limit, kindly contact us before your arrival. We are happy to review and consider exceptions on a case-by-case basis.
Please note that additional fees shall apply, including a one-time pet fee and monthly pet rent. Pet fee is $289 as a one-time charge and applies regardless of the duration of your stay. For extended stays pet rent of $35 per pet monthly shall apply. These fees help us ensure a clean and comfortable environment for all our guests.
We strive to provide a pet-friendly atmosphere while also maintaining the quality and cleanliness of our property, and leaving pet waste in these spaces can damage them. Please ensure that all pet waste is promptly cleaned up in all areas on the property. Failure to clean up after your pet will result in additional fees of $150 to cover the cost of maintaining a clean and sanitary environment.
For the safety of all guests and pets, we require that all pets be on a leash when they are outside the home. Please ensure that your pet is under your control and supervision while on the property. Unleashed pets may be unpredictable, and we want to prevent any potential accidents or conflicts. Any damages or consequences that may occur due to your pets are your responsibility and appropriate action may be taken to rectify the situation.

⏺SMOKING/VAPING:
We want to emphasize that our smoke and vape-free policy is strictly enforced. Smoking or vaping inside the home is strictly prohibited and any violations will result in a per incident fine of $500. This fine is applied on a per occurrence basis. In addition, any remediation costs shall be billed in full.
We kindly ask all guests to respect our policy and the well-being of our property and neighbors. Smoking or vaping inside the home not only poses health risks but also affects the overall comfort and cleanliness of the space for future guests.
Failure to comply with the smoke and vape-free policy may be grounds for termination of the stay without a refund. We take this matter seriously to ensure a pleasant and safe environment for all our guests.
If you need to smoke, we kindly request that you do so outside at least 6 feet away from any doors. This prevents any possible smoke to drift into the home.
Please note that smoking inside of the garage is also strictly prohibited!
We appreciate your understanding and cooperation in adhering to our smoking/vaping policy. Thank you for respecting our home and the comfort of all our guests.
⏺DRUG USE:
Drugs or any illegal substances are strictly prohibited in and outside of our property. Any reports of drugs will result in immediate termination of the stay/lease and may result in police action. Illegal substances and their use pose a significant health hazard not only to the user but to others including subsequent guests or visitors. Should the use of drugs be discovered the cost of remediation shall be billed in full plus an additional fine of $500.
⏺DAMAGES AND LOST REVENUE:
Please be aware that you are responsible for any damages caused to the furniture or any other part of our home during your stay. This includes any lost revenue resulting from repairs to our home due to damages caused by you, your group, or Invited guests.
We understand that damages may happen or occur during your stay. Our cleaning team is awesome at taking before and after pictures after every guest. As such we document the condition of our home before your arrival to ensure the home is up to our standards prior to your arrival. If you find anything during your visit that seems out of place or was damaged upon your arrival. Please do bring it to our attention as promptly as possible and we will make sure to notate the damages as pre-existing.
Please note in the event that we do have to collect for damages or lost revenue that management shall charge an additional 25% to reimburse them for their time, effort, and energy expended to rectify the issues. As such you will have this added to your costs.
⏺SECURITY CAMERAS AND SYSTEMS:
Safety is a top priority for us during your visit! As such we have installed security cameras that record motion events. Please see the amenities section of the listing for a detailed description of where these cameras can be found.
We use a Ring alarm station that can be used during your visit. Please feel free to arm/disarm it with the security code that is generated for you prior to your arrival. If you have any questions on how to use the security system, please reach out for more information! Use of the system is completely optional!
Any tampering, disabling, or adjustment of the cameras/security system shall result in a $250.00 per incident fee.
⏺ PARTY POLICY:
We strictly enforce our NO PARTY rule. If you are looking to host any type of large “event” or “gathering” please do not even request to book. A violation of this type will be penalized with a $500 fine and immediate termination of the stay!
⏺ NO UNREGISTERED GUESTS OVERNIGHT:
Only registered guests are allowed to stay overnight. Please note that we do charge an additional fee per person that stays in the property overnight (12 AM). This is automatically calculated upon booking so please confirm the correct amount of guests are disclosed. Failure to do so will result in a penalty rate of 50 dollars per person per night.
⏺BRING YOUR OWN LOGIN:
Please note that this property is equipped with Roku Smart TVs which include a number of different streaming service apps for you and your group to enjoy. While we do provide access to these services, it is strictly a “bring you own login” policy. In order to access the services you must use your own login information, one will not be provided for you. You can rest assured knowing that guest mode is enabled on the TV, and you will be logged out on your selected check-out date.
⏺EARLY CHECK-IN/LATE CHECK-OUT:
We understand that our guests may have specific travel schedules, and we strive to accommodate requests for early check-ins or late check-outs whenever possible. However, please note that these requests are subject to availability. We cannot guarantee approval for all early check-in or late check-out requests, as our primary focus is ensuring a seamless experience for all guests
If you would like to request an early check-in or late check-out, please contact us in advance, and we will do our best to accommodate your needs. If approved, additional fees may apply based on the requested time and the impact on our cleaning and maintenance schedules. These fees will be communicated to you before confirmation.
We appreciate your understanding and cooperation in adhering to our check-in and check-out times, as they allow us to maintain the high standard of cleanliness and comfort for all of our guests. Please note that if you do not request an early check-in time and try to access the property before the designated check-in time, it is likely that the property will not be prepared for your arrival. Additionally, if you do not request a late check-out and you stay beyond the designated check-out time, you will be charged for an additional night at the market rate for the property.
⏺ LOST AND FOUND:
We are not responsible for any lost items or belongings left behind. Please ensure that you take all your personal items with you when you check out. In the event that you leave something behind and we are able to assist in returning it to you, please note that our cleaners charge for their time and for postage. These costs will be passed on to you.
⏺ UTILITY OUTAGES:
Please be aware that utility outages, such as electricity, water, or internet, are beyond our control and may occasionally occur. We understand that such interruptions can be inconvenient, and we will do our best to assist and provide updates as available. However, no refunds will be given for utility outages, as these events are outside of our control.
⏺ DANDER AND ALLERGIES:
Please be aware that our home is pet-friendly. We do not keep a log of the types of pets that have stayed in our home, which means there may be pet dander, including cat or dog dander, still present. If you have allergies to pets, please consider this before booking. We strive to maintain a clean environment, but we cannot guarantee the complete removal of all pet allergens. No refunds will be given for allergy reactions caused by pet dander.
⏺ BUGS AND PESTS:
Please note that our homes are professionally treated for pests, and we have access to additional pest control services as needed. Despite these measures, bugs and pests are a natural part of the Utah desert landscape. Should you encounter any pests or bugs during your stay, please notify us immediately so we can contact pest control to address the situation promptly.
We understand that encountering pests can be unpleasant, but please be aware that no refunds will be given for the presence of bugs or pests, as they are an unavoidable aspect of the local environment. We appreciate your understanding and cooperation in maintaining a comfortable and clean living space during your stay.
⏺ GRILL USAGE:
We’re excited to offer a grill for your enjoyment during your stay. Please note that not all properties are equipped with a propane grill—some homes feature charcoal grills instead. For safety and proper use, please review the following guidelines based on the type of grill available at this property:
If the home is equipped with a propane grill, ensure the propane tank valve is fully open before use and turn off both the grill and tank valve after grilling. A propane tank is provided with the grill, and a spare tank is often kept on-site. If the primary tank runs out, you are welcome to switch to the spare and let us know if either tank becomes empty. Please note that we do not replenish propane during a stay, and if additional propane is required, it will be the guest’s responsibility to refill it.
If the home is equipped with a charcoal grill, charcoal and lighter fluid are not provided, so please plan to bring your own. When using a charcoal grill, ensure the coals are fully extinguished and cooled before disposing of them safely in the designated receptacle.
Regardless of the type of grill, we kindly ask that you clean it after each use. A grill brush and cleaning supplies are provided for your convenience, and a $50 cleaning fee may be assessed if the grill is not cleaned properly. Grills must only be used in designated outdoor areas and should not be moved to covered patios or indoor spaces. During the winter months, grills may not be available due to snow and freezing conditions. If you have any questions or need assistance, don’t hesitate to reach out to us.
⏺ COMMUNITY AMENITIES AND GUIDELINES:
Guests are welcome to enjoy the community amenities during their stay, and if an access card or fob is required, it will be provided to you. We kindly ask that all posted rules and guidelines be followed at all times. For a complete list of community rules, please refer to signage in the common areas or visit the community’s website. Please note that we cannot guarantee the availability of amenities, as maintenance, repairs, or closures may occur unexpectedly and are beyond our control.
